Registered Property Owners (RPOs) independently determine whether pets will be permitted at their property. Pet approval requirements may vary by property, including restrictions on the type, size, and breed of pet, based on the RPO’s decision.

A maximum of three pets will be permitted at any property managed by Riverside Property Management, Inc., subject to the RPO’s approval and property-specific restrictions. This limit does not apply to qualifying service animals or other assistance animals.

All applicants are required to complete the pet screening process before final application approval, regardless of whether they have pets. This requirement also applies to applicants requesting accommodations for service animals or other assistance animals. Screening procedures will be administered in accordance with applicable fair housing laws.

Additional application or screening fees may apply where permitted by law. No pet screening fees will be charged for service animals or other assistance animals when prohibited by applicable law.

Monthly pet rent of $35.00 per approved pet will be charged in addition to the monthly rent, subject to the terms of the rental agreement and applicable law.

Pet rent, pet fees, and pet deposits will not be charged for qualifying service animals or other assistance animals when prohibited by applicable law.

All pets must be disclosed during the application process, and a photo of the pet provided. Approval is subject to the RPO’s property-specific requirements and applicable laws.

Requests for reasonable accommodations involving service animals or other assistance animals will be evaluated in accordance with applicable fair housing laws. Such animals are not considered pets for purposes of pet restrictions, pet rent, or pet-related fees where prohibited by law.
